The Courtyard Barns, located on the Wiltshire–Oxfordshire border, comprise three distinctive properties: The Granary, The Stables and The Hay Barn.

Originally a Dutch barn used for agricultural storage, The Hay Barn is currently being transformed into a striking two-bedroom home. Working alongside Thames Architecture, we have designed a home that fully embraces its rural setting. 

To preserve the site's farming heritage, planning permission required the original Dutch barn structure to be retained, with the new dwelling carefully designed within the existing frame. The barn's dramatic vaulted form creates impressive double-height spaces, while expansive glazing celebrates the surrounding countryside and floods the interiors with natural light.

Designed with upside-down living, the first floor has been dedicated to an open-plan kitchen, dining and living space, positioned to make the very most of the view. Floor-to-ceiling glazing and a balcony open the space out to the landscape beyond.

The ground floor will house the bedroom accommodation, including a principal suite with dressing room and ensuite, alongside a guest bedroom and ensuite.

A tranquil courtyard garden with a reflective pond will sit at the heart of the scheme, designed to cast shimmering reflections through the entrance hall creating a memorable arrival experience and strengthening the connection between the architecture and its natural surroundings.
